ALL LETTINGS AGENTS ARE NOT THE SAME

It has become increasingly popular for agents to charge a combination of finder’s fees and ongoing management charges. This has the dual effect of increasing the agent’s cash flow whilst making it harder for the landlord to assess the true cost of the service; neither of which are beneficial to the landlord.

At Belvoir we have a totally transparent charging structure that we constantly monitor to ensure we are the most cost effective agent in your area.

We offer 3 levels of service and our charges are:

INTRODUCTION ONLY SERVICE – ½ (6/10 Inc VAT) OF ONE MONTHS RENT AS FINDERS FEE
-Collect and remit first month’s rent received.

-Provide Tenant with payment method.

-Deduct any pre-tenancy invoices.

-Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

-Register the deposit with The DPS (Deposit Protection Scheme)

 

RENT COLLECT SERVICE – 6% (7.2% Inc VAT) OF THE GROSS MONTHLY RENT (NO FINDERS FEE)
-Collect and remit rent for duration of the Tenancy.

-Agree collection of any shortfall and payment method.

-Provide Tenant with payment method.

-Deduct any pre-tenancy invoices.

-Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

-Register the deposit with The DPS (Deposit Protection Scheme)


FULLY MANAGED SERVICE – 8% (9.6% Inc VAT) OF THE GROSS MONTHLY RENT (NO FINDERS FEE)

-Collect and remit rent for duration of the tenancy.

-Agree collection of any shortfall and payment method.

-Provide Tenant with payment method.

-Deduct any pre-tenancy invoices.

-Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

-Register the deposit with The DPS (Deposit Protection Scheme)

-Deduct commission and other works.

-Advise all relevant utility providers of changes.

-Arrange routine repairs and instruct approved contractors.

-Undertake a property inspection every 6 months and notify the landlord of the outcome.

-Hold keys throughout the tenancy term.

1 Bedroom £70 (£84 Inc VAT)

2 Bedroom £90 (£108 Inc VAT)
3 Bedroom £105 (£126 Inc VAT)

4 Bedroom £125 (£150 Inc VAT)

5 Bedroom £135 (£162 Inc VAT)

6 Bedrooms £145 (£174 Inc VAT)

WE DO NOT CHARGE RENEWAL FEES FOR OUR MANAGED PROPERTIES OR EXISTING TENANT RENEWALS.

 

With all levels of service we provide at no extra cost;

-Agree market rent and find a tenant.

-Advise on refurbishment.

-Provide guidance on compliance with statutory provisions and letting consents.

-Carry out accompanied viewings (as appropriate)

-Market the property and advertise on relevant portals (including Rightmove, Zoopla and Belvoir.co.uk)

-At request we will erect board outside property in accordance with Town and Country Planning Act 1990.

-Advise on non-resident tax status and HMRC (if relevant)
