SUMMARY OF OUR PROPERTY LETTING & MANAGEMENT SERVICE

Full Management                                                                                            12%, (Inclusive of VAT), Of The Monthly Rental Income And £180.00,   (Including VAT),  Initial Set Up Fee And £60.00, (Including VAT), Registering Of Tenants Deposit.

 We will:

  • Ensure we have full details of your wishes with respect to the letting    
  • Apply to your lender for permission to let, if applicable
  • Search our database to try and match a tenant
  • Put your property details on our own web site www.belvoirlettings.com/exeter which is updated and monitored regularly & also ZOOPLA.Com & Prime Location.com
  • Effect appropriate advertising of your property to seek a suitable tenant
  • On finding a suitable tenant we will carry out credit and status checks using Experian/Check My Tenant.Com

If the tenant matches the property and passes our checks we will:

  • Issue all the required advanced legal noticesDraw up the tenancy agreement & conditions
  • Ensure the property is ready for occupation
  • Arrange insurance cover as requested
  • Move in the tenant
  • Collect and hold the required dilapidation deposit
  • Advice and guidance on the 'Tenancy Deposit Protection' legislation
  • Advice and guidance on the 'Energy Performance Certification'

Our management of the property will then consist of: 

  • Arrangement of rent guarantee and legal protection insurance, if appropriate
  • Collection of all rental income
  • Payment of all rents to the landlord’s nominated account by direct transfer confirmed by issue of a monthly statement
  • Conducting regular inspections of the property and issue the landlord a follow-up report
  • Ensuring maintenance problems are dealt with swiftly as per the landlord’s instructions
  • Paying for all repairs up to authorised limits direct from monthly rental income as appropriate

At the end of the tenancy we will: 

  • Issue the advance ‘Notice Requiring Possession’ if necessary
  • Advise the tenant of pre 'move out' procedures
  • Carry out the ‘move out’ with the tenant
  • Repay the held deposit to the tenant or deduct necessary charges in accordance with the provisions of the deposits held
  • Hand over the property to the landlord or seek a new tenant as instructed

 

Tenant Find Only                                                                                   £180.00, (Including VAT), Initial Set Up Fee And 60%, (Inclusive of VAT), of the 1st Months Rental income.
