Landlords - How to choose a letting agent?

So, you now have a property that you want to let out - how are you going to choose a letting agent?  They all seem basically the same, they all have a similar headline price, how are you going to assess them and find the best agent for your property?

Below is a checklist to help you make sure that you choose an agent who is professional, understands their responsibilities to you and will keep your funds protected and your tenants happy.

Professional bodies 

Is your agent a member of a professional organisation such as NALS?  Do they undertake regular training, and commit to continual professional development?

Client Money Protection

Does your agent receive all funds from clients into a statutory trust client account?

Does your agent have client money protection insurance, and can they demonstrate their membership of SAFEAgent or similar?

Compaints and Ombudsman services

Does your agent have a defined complaints policy?

Is your agent a member of an Ombudsman scheme such as The Property Ombudsman Service (TPOS)?

 Finding tenants

Does your agent accompany all viewings?

Does your agent perform a full reference, encompassing credit check, employers' reference and previous rental reference?

Does your agent listen to and understand your requirements and concerns about tenants, taking appropriate action to ensure your peace of mind?  This might be additional deposits and end of tenancy cleaning for pets, or the inclusion of clauses within the tenancy agreement to comply with the terms of your leasehold or mortgage.

Advice and Support

Will your agent provide advice prior to your purchase of a property to rent?

Will your agent work with you to ensure the property is ready to rent, and presented to best effect?

Will your agent treat you as an individual, and provide the support you need?


Does your agent tailor their service to your requirements?

Does your agent provide a full and transparent list of prices?

Does your agent have a long list of fees in addition to their fully managed service?

Does your agent charge a fee on top of contractors invoices? 

Does your agent invoice contractors to use them?

Does your agent have a transparent and fair fee structure for your tenants?

Ongoing relationship

Does your agent value your business? 

Will your agent communicate problems, queries and maintenance requests promptly, suggesting remedies or courses of action where appropriate?

Does your agent try to tie you into a long contract with punitive fees if you need to end the contract?

Can your agent introduce you to a wealth management professional who can help you refine your investment strategy?


Once you have asked the above questions, you should be able to make an informed choice about which agent will be able to provide you with the best service at the right price.
