1. The property

2. Finding Tenants
It's important to market the property with the right information and good quality photographs that will attract the right tenants. All our viewings are accompanied and we will provide a guided overview of the property to all viewers.
At this stage Belvoir can assist with -
- Internet advertising including Rightmove, On The Market and Belvoir.co.uk
- Newspaper adverts
- Belvoir website and iphone app
- Matching against our waiting Tenants list
- Distribution to key local employers
3. Contracts & Legal -
At this stage potential tenants have made an application for the property. Belvoir can assist with -
- Strict referencing of tenants
- Drafting contracts
- Handling deposits, bonds and initial rent payments
- Manage the contract signing
- Providing rental guarantee insurance
- Providing Landlord buildings & contents insurances
4. Management -
Managing a property calls for tight proactive procedures and excellent communication. But we firmly believe that good property management starts with our tenants understanding their responsibilities.
At this stage Belvoir can assist with –
- Detailed inventory and schedule of condition
- Tenant check in
- Periodic property visits
- Dealing with maintenance issues
- Managing contract work and contractors
- Tenant renewals and check outs
- Bond returns and dilapidations
Why our management is different.
Is your current property management company profiting from your maintenance costs? Do they take a commission, mark up, referral fee or incentive payment from their maintenance contractors?
The answer to this is probably "yes" as we are only aware of one other agent that doesn't 'take a cut'.
Belvoir Cardiff do not profit from maintenance. We only deal with contractors who offer good value and you get the cost price, nothing added. This is all part of ensuring our charges are completely transparent and the returns from your property maximized.

5. Protection -
Throughout all the stages it's essential that the appropriate protection is in place. Some of the insurances and quality steps have already been mentioned above but in addition to this any Landlord needs to be sure that their agent is safe. Belvoir -

Belvoir Cardiff will take all possible steps to safeguard your property. We offer bespoke insurances specifically for the lettings market that protect your property and your rental income. We also safeguard your property by strictly referencing all tenants, ensuring that we find the most suitable tenant for your property and conducting frequent property inspections.

60% +VAT (72% Inc VAT) of first month's rent, minimum charge £350 +VAT
Let Only with schedule of condition, inventory and property photographs
As Let Only service plus between £80 - £140 depending on the size of property and whether furnished or unfurnsihed.
Setup fee £250 +VAT (£300 including VAT)
Inventory with photogrphs £80 - £140 depending on the size of property
Monthly management fee 10% +VAT (12% Including VAT) of the monthly rent
Tenancy Renewal Fee - £75 +VAT. (£90 including VAT)
Checkout Fee - NO CHARGE for managed properties, £60 Including VAT for non-managed properties
Rent Review - NO CHARGE
Registration of Deposit - NO CHARGE for managed properties
Arrangement fee for works / maintenance - NO CHARGE. It is common practice in Lettings to add a percentage fee to maintenance works. It is Belvoir Cardiff company policy NOT to add any fee to maintenance bills or take any commission from contractors.
Hourly charge - £60 including VAT. This hourly rate will be charged for special requests for services that are not included in our managed service.
Property EPC - £40 including VAT
Landlords Gas safety certificate- £36 including VAT
Domestic Electrical check - Approx £96 including VAT
