We have three different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.

Fully Managed Service

  • Advertising
  • Viewings
  • Referencing of prospective tenants
  • Inventory & condition record
  • Utility switch over
  • Prepare all tenancy agreements and documents
  • Register damage deposit
  • Rent collection & monthly accounting
  • Rent arrears handling
  • Property inspections, every 4 months
  • Maintenance handling & co-ordination (contact you before doing anything)
  • Tenant’s breach of contract
  • Property repossession & rent insurance claim handling (if Belvoir policy)
  • Notice processing
  • Final inspection & deposit dispute handling
  • Re-letting process

Costs:

Management fee 10% + VAT

Set up £125 + VAT

Inventory £100 + VAT

Re-letting fee £100 + VAT

End of tenancy £35 + VAT

HMO Management Costs:

Annual Charge £150 + VAT

Tenancy set up £125 + VAT

Management fee 15% + VAT

Management of Services: £36.00 per month (Inc. VAT) will be charged for the collection of services for tenants; remittance to energy suppliers, water supplier, council tax, broadband supply, communal cleaning and gardening. Monies will be collected from the services account on a monthly basis.

Self Managed Service (Let Only Service)

  • Advertising
  • Viewings
  • Referencing of prospective tenants
  • Inventory & condition record
  • Utility switch over
  • Prepare all tenancy agreements and documents
  • Register damage deposit
  • You then would take over the management of the tenancy
  • Notice processing
  • Final inspection & deposit dispute handling
  • Re-letting process

Costs:

  • One month’s rent (+VAT) payable for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy. This service is subject to a minimum charge of £705.00 (+VAT)

Tenant Find Only Service

  • Advertising
  • Viewings
  • Referencing of prospective tenants
  • We then would hand everything across to yourself to carry on.

Costs:

  • 50% of the first months rent subject to a minimum of £300.00 (+VAT) payable for each letting where the tenant is introduced by The Agent. This will be invoiced and payable on the prospective tenants application being accepted by The Landlord

Price Match

We offer a price match solution, if you find like for like service at a lower price elsewhere we will match it.

Buildings and Content Insurance

Belvoir Peterborough has bespoke buildings & contents insurance for your property to cover everything from a water leak to fire to cannabis factories! Our loss of rent and legal expense insurance covers the rent should the tenant fail to pay due to a change in circumstances; the legal fees in evicting the tenant are covered too!

ARLA Licensed

We are an ARLA licensed lettings office. The Association of Residential Lettings Agents (ARLA) leads the industry in setting and regulating the highest standards in the industry and demands certain levels of professionalism and commitment to customer service from its membership.
Our client account (where the landlords and tenants money is held) is audited in accordance with ARLA Regulations by independent auditors and is bonded by insurance for yours and your tenant’s protection.

SAFE Agent Registered

We are SAFEagent registered, SAFE is a new campaign set up to make it easy for landlords and tenants to know they are dealing with a professional agency with client money protection and standard which have met a strict criteria.

NALS Member

We are a NALS Member. The National Approved Letting Scheme is a Government funded scheme for accreditation and registration of professional lettings agents.

Property Ombudsman Scheme Member

We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the Code of Practice for Letting Agents.
