Note full details of Landlord wishes with respect to the let;
Apply to the Lender for permission to let if applicable;
Provide advice on protecting property and rental income;
Market property on national website and major property portals, erect 'To Let' board (if required), direct mail local businesses and search active tenant database for potential matches;
Conduct accompanied tenant viewings;
Receive tenant applications and process agreed credit checks and references
Forward successful applicant details to Landlord for approval.
Advise on non-resident tax status and HMRC (if relevant)
Tenant Find Only service PLUS
Full digital photographic inventory and written schedule of condition
Appropriate tenancy agreement submitted to Landlord and Tenant for approval.
Arrange Buildings & Contents and/or Rent & Legal insurance cover as requested.
Collect and remit initial months’ rent received whilst deducting any pre-agreed tenancy invoices.
Collect and lodge tenancy deposit with relevant deposit scheme.
Provide tenant with relevant scheme Prescribed Information and Terms & Conditions plus other obligatory paperwork.
Notify all utility suppliers and local council.
Make any HMRC deduction and provide tenant with the NRL8 (if relevant).
Letting & Rent Collection

Collect and remit the monthly rent received.
Pursue non-payment of rent and provide advice on rent arrears actions

Undertake regular inspection visits and submit reports to landlord and tenant.
Arrange routine repairs and instruct approved contractors
End of tenancy check out including photographic damage report, meter reads, maintenance recommendations and contractor quotes.
Negotiate deposit deductions between landlord and tenant.
Inform utility providers and local council as necessary.
