We have three different service levels, from a tenant find only up to our fully managed lettings service. Many agents only have two; this allows us to provide you with a more bespoke service to your requirements.

Fully Managed Service

Advertising, Viewings, Referencing of prospective tenants, Inventory & condition record, Utility switch over, Prepare all tenancy agreements and documents, Register damage deposit, Rent collection & monthly accounting, Rent arrears handling, Property inspections, every 4 months, Maintenance handling & co-ordination (contact you before doing anything)Tenant’s breach of contract Property repossession & rent insurance claim handling (if Belvoir policy)Notice processing Final inspection & deposit dispute handling Re-letting process

 

COST:

20% of rent (Including VAT)

Set up Fees (Including VAT) - £250.00

Inventory Fee (Including VAT) – 1 bed £170.00 2 bed £185.00 -3 bed: £200.00 - 4+ bed: £215.00

Re-Letting Fee (Including VAT) £300.00

Self-Managed Service - LET-ONLY

Advertising, Viewings, Referencing of prospective tenants, Inventory & condition record Utility switch over Prepare all tenancy agreements and documents Register damage deposit.  You then would take over the management of the tenancy Notice processing Final inspection & deposit dispute handling Re-letting process

13% of rent (Including VAT)

Buildings and Content Insurance

Belvoir Balham has bespoke buildings & contents insurance for your property to cover everything from a water leak to fire to cannabis factories! Our loss of rent and legal expense insurance covers the rent should the tenant fail to pay due to a change in circumstances; the legal fees in evicting the tenant are covered too!

For your protection, we are members of the following regulatory bodies to make Belvoir Lettings Balham a fully regulated letting agency.

SAFE Agent Registered

We are SAFE agent registered, SAFE is a new campaign set up to make it easy for landlords and tenants to know they are dealing with a professional agency with client money protection and standard which have met a strict criteria.

NALS Member

We are a NALS Member. The National Approved Letting Scheme is a Government funded scheme for accreditation and registration of professional lettings agents.

Property Ombudsman Scheme Member

We are also a member of The Property Ombudsman Scheme. The Property Ombudsman for Lettings can resolve disputes referred by landlords or tenants that relates to lettings and management agents that are members of the Scheme. These agents follow the Code of Practice for Letting Agents.
