Information regarding landlord fees in Milton Keynes

Belvoir Milton Keynes  Property Management Services - Landlord Costs:

£240.00 (£200 plus VAT) initial admin fee, plus 14.4% incl VAT (12% plus VAT) of the rent per month, (Discounted to 12% (10% plus VAT) if we have sole agency) to be deducted from the rent as received.

Other Services included in initial fee:

  • There is a compulsory inventory fee payable (£90.00 – £180.00 incl VAT (Please refer to inventory charges)).
  • Regular scheduled property visits (unless Landlord requests additional visits during the tenancy – charged at £30.00 incl VAT per visit)
  • Post Letting Service – Tenant Move Out, Inventory Check and Damage Report

Legal & Rent Guarantee Warranty: £240 incl VAT per annum. Automatically charged unless specifically declined in writing.

Costs involved with Tenancy Deposit Protection:

  • Registration Fee: £36.00 annually (incl VAT) per property
  • Duplicate Statements: £6.00 (incl VAT) per copy provided
  • Overseas Landlord Accounts Fee (If no approaval from HMRC): £60.00 (incl VAT)
  • Annual Statements: £60.00 (incl VAT) per property
  • Section 13 Rent Increase, Section 21 Possession, Section 8: £48.00 (incl VAT) per notice served
  • Court attendance for possession: £108.00 (incl VAT) per hour
  • Insurance claim handling fee: 12% incl VAT of cost of works before VAT (Minimum charge of £240.00 incl VAT)
  • Professional hourly rate: £108.00 (incl VAT) per hour
  • Waiting fee: £36.00 (incl VAT) per hour
  • Re-signing fee: £90.00 (incl VAT)
  • £180.00 incl VAT payable where the Agent, with your agreement, arranges a new tenancy with a new tenant
  • Legionnaires Disease Risk Assessment: £30.00 incl VAT (Not Test)
  • Alternative Dispute Resolution: £120.00 incl VAT per hour to prepare and submit documentation to ICE

Cancellation

If a property is withdrawn once tenant has been secured and satisfactorily referenced a mimimum of 60% of one months rent (inc VAT) will be payable.

Where Full Management service is cancelled by either party during the fixed term of the tenancy 60% of one months rent (incl VAT) will be payable plus £90.00 (incl VAT) administation fee. If it is now a periodic tenancy, notice of three months must be provided plus £90.00 (incl VAT) administration charge will be payable. All fees subject to VAT.

60% of one month’s rent (50% plus VAT) payable for each letting to a tenant introduced by the Agent (subject to a minimum charge of £480.00 (£400 plus VAT).  Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy

  • Property visits on behalf of Landlord: £48.00 (incl VAT) per visit
  • Registration Fee: £36.00 (incl VAT) per tenancy
  • Duplicate Statements: £6.00 (incl VAT) per copy provided
  • Copy Tenancy Agreements, Inventories, etc: £60.00 (incl VAT) per copy
  • Service of Notices (Section 8, 13 & 21): £48.00 (incl VAT) per notice served
  • Professional hourly rate: £108.00 (incl VAT) per hour
  • Re-signing fee: £120.00 (incl VAT) where the Agent, with your agreement, arranges a renewal of tenancy to an existing tenant
  • Overseas Landlord Accounts Fee (If no approval from HMRC): £60.00 (inc VAT)
  • Final inspection & report: Refer to Inventory Charges (Minimum of £144.00 (incl VAT))
  • Preparation of paper work for Alternative Dispute Resolution: £108.00 (incl VAT)

  • Referencing companies
  • Utility providers and others

These commissions/fees will be included in the contractor invoice and will not be an additional charge to the Landlord.

Tenant Fees

With effect from 1st June 2019 The Tenant Fee Ban came into effect and therefore tenant fees do not apply to tenants of assured shorthold tenancies, student accommodation or licences, but may apply to other tenancy types.
