Tenant Find Only: one-off fee of £300 (inc VAT)

Let Only: one-off fee equivalent to one month’s rent (inc VAT). Subject to minimum charge of £600 (inc VAT).

Letting & Rent Collection: Set-Up Fee of £300 inc VAT for up to 3 bedrooms or £360 inc VAT for more than 3 bedrooms plus monthly fee of 8.4% of rent (inc VAT). On change of tenant, set up fee discounted to £240 (inc VAT).

Fully Managed: Set-Up Fee of £300 inc VAT (up to 3 bedrooms) or £360 inc VAT (more than 3 bedrooms) plus monthly fee of 13.2% of rent inc VAT. On change of tenant, set up fee discounted to £240 (inc VAT).

ADDITIONAL ONE-OFF FEES AND CHARGES (when not already included in service level chosen):

Inventory Preparation Fee: £120 to £300 inc VAT (depending on size of property)

Full digital photographic inventory and schedule of condition.

Admin involved in Tenancy Deposit Protection Legislation: £25 (inc VAT).

Additional admin involved in administering a scheme other than the DPS Custodial Scheme.

Periodic Visits: £36 (inc VAT) per visit

Schedule visits to agreed timescales.

Provide written and photographic report to include observations and recommendations.

Preparation of paperwork for Alternative Dispute Resolution: £100 inc VAT

Collate all evidence required to support deposit deductions.

Write and submit claim to Adjudicator.

Respond to all further information enquiries/tenant feedback.

Duplicate Statements: £2 (inc VAT) per copy (first 3 copies free of charge)

Insurance Claim Handling Fee: 12% (inc VAT) of cost of works.

Arranging access and assessing costs with contractor;

Ensuring work has been carried out in accordance with the specification of works

Retaining any warranty or guarantee as a result of any works

Re-Signing Fee: £75 (inc VAT) for up to 2 tenants (£45 inc VAT for each tenant or guarantor thereafter)

Contract negotiation, amending and updating terms, re-referencing and arranging a further tenancy and agreement.

Void Management Fee: £50 (inc VAT) per week.

Visiting property twice weekly to assess condition, report and address any potential issues.

Ensure insurer stipulations regarding empty properties implemented as necessary.

Tenancy Check Out: £90-£180 inc VAT (depending on size of property)

Schedule and conduct post tenancy check out with tenant.

Produce damage report with reference to pre-tenancy inventory and submit maintenance recommendations with contractor quotes.

Negotiate with landlord and tenant any disbursement of the security deposit

Return deposit as agreed with landlord and tenant to relevant parties

Remit any disputed amount to Scheme for final adjudication

Instruct contractors and organise repairs /replacement/cost of any broken or missing items

Cancellation Fee: £180 (inc VAT)

Fee payable to agent when Fully Managed or Letting & Rent Collection service is cancelled during a tenancy or any extension thereof.

Professional Rate: £50 (inc VAT) per hour
