We will:

Visit the property to provide an indication of the potential rental value and advise of any repairs or alterations required before letting.    

Apply for an EPC

     Apply for a Fitness Inspection

Apply for Gas/Electrical Safety Inspections to be carried out (if required) – The inspection and any additional remedial works required to be paid for before the commencement of the tenancy.

Search our database to try and match a tenant to your property and your wishes

Accompany prospective Tenants to view the property

Carry out credit, status and income checks on prospective tenants

If the tenant matches the property and passes our checks we will:

Draw up the tenancy agreement & conditions

Ensure that the property is ready for occupation

Carry out a full statement of the property’s condition and draw up an inventory with meter readings

Issue all the required advanced legal notices

Arrange insurance cover (if required)

Collect the deposit and register it with a Tenancy Deposit Scheme (TDS)

Our management of the property will then consist of:

Arrangement of the rent guarantee and legal protection insurance, (if appropriate)

Collection of all rental income

Payment of all rents to the landlord’s nominated account by electronic transfer, (or cheque when appropriate), confirmed by the issue of a monthly rent statement. (Statements to be e-mailed if possible.)

Ensure that the Tenant has Belvoir contact details together with a Rent Book

Conduct regular inspections of the property and inform the landlord of any problems discovered

Ensuring maintenance problems are dealt with swiftly as per the landlord’s instructions

Paying for all repairs up to authorised limits direct from monthly rental income as appropriate

At the end of the tenancy we will:

Issue the advance ‘Notice Requiring Possession’ if necessary

Advise the tenant of the required ‘move out’ procedures

Conduct a move-out inspection once the tenant has vacated the property

Apply for the release of the deposit from the TDS and repay the deposit to the tenant OR negotiate any charges for any damages or dilapidations, in accordance with the provisions of the Tenancy Agreement and Tenancy Deposit Scheme, before repaying the balance, if any, to the tenant

Hand over the property to the landlord or seek a new tenant as instructed

Fees:    An initial start up fee of £330 (inc VAT), with subsequent re-letting fees of £75.00 (plus VAT).

Re-signing fee for the same tenant of £36 (inc VAT).

The ongoing management fee of 12% (inc vat) of the rental value of the property will be deducted from rents on a monthly basis.

 

The Belvoir Let Only Service

 

We will:

Apply for a Fitness Inspection

Apply for Gas/Electrical Safety Inspections to be carried out (if required) – The inspection and any additional remedial works required to be paid for before the commencement of the tenancy.

If the tenant matches the property and passes our checks we will:

Draw up the Tenancy Agreement & conditions

Issue all the required advanced legal notices

Collect the required deposit and forward to you within three days. You must register this deposit in an approved Tenancy Deposit Scheme within 14 days of Belvoir receiving it and required information passed to the tenant and Belvoir within 28 days of the deposit being received by Belvoir.  Belvoir can register the deposit in a Custodial Scheme of their choice, on your behalf, and forward the full prescribed information to you and your tenant, as described above, for an additional fee of £36 (inc VAT).

Collect the initial rental payment and forward the balance to you, less our fees/charges as agreed

Set up a Standing Order to your designated bank account for future rent payments

 

Ensure the Tenant has Name, address and telephone of Landlord together with a Rent Book

 

At the end of the Tenancy:

 

      You will be required to apply to the Tenancy Deposit Scheme to release the deposit and refund to the tenant within 5 working days.

 

Fees:   

             We have a Let Only fee of £456(inc VAT) for the initial let.

Subsequent lets are charged at £420 (inc VAT).

Payment will be deducted, in full, from the first month's rent.
