Description

Tenure: Leasehold

Situated in the former restaurant of The Grand Hotel in Clacton and now a Grade II listed apartment building on the sea front, this ground floor two double bedroom, two bathroom apartment in the former restaurant of the hotel, has triple-aspect views from the open plan reception dining room; a wealth of period features and an impressive two-roomed basement storage unit.

Built between 1892 and 1897 as a hotel in the Edwardian-style, the hotel was officially opened during Queen Victoria’s Diamond Jubilee celebrations on 1st July 1897.  Royal connections continued with the Duke and Duchess of Windsor aka Edward and Wallis Simpson rumoured to have been regular guests; the Prince of Wales (later King Edward VII), was also rumoured to have stayed there with his mistress, the stage actress and socialite Lillie Langtry (whose picture hangs in the entrance lobby); and in 1916 George V lunched at the hotel.  Following the evacuation in 1940, the hotel closed and the building was used by the military during the Second World War.  The hotel never fully re-opened after the Second World War and was acquired by Essex County Council in 1946 and used as a training college before being converted into apartments in 2000.

The current lease length is approximately 180 years with the end date being 28/09/2202.

The current annual service charge is £3412.96 and the current annual ground rent is £231.
