Re: Freezing Weather Precautions

If you intend to be away for longer than 24 hours, we ask you to observe one of the following simple precautions:

Leave the Heating On

Leave the heating on low and ask a reliable friend or neighbour to make regular visits to the property to ensure that all is well.

Water System Drain Down

If you are away for more than a few days, we can arrange for our heating contractor to carry out the draining down and refilling of the system. The cost will be your responsibility, if you would like us to arrange this, please contact us as soon as possible. Please do not drain down the system yourself.

If you come home to find there is no heating or hot water – please check boiler pressure first before calling, if the pressure is below 1 please re-pressurise the boiler in the first instance. Please check your user manual or a guide on how to re-pressurise the boiler.

Whilst this is general advice, the requirements of each individual property may be slightly different. If you are unsure how to take appropriate measures to protect the property whilst you are away, please do not hesitate to contact us.

In the event of an emergency when our office is closed, please contact our contractors for priority maintenance issues only.

Our contractors have been instructed to respond to these issues during the out of hours period. They will not, however, deal with any minor maintenance issues, these will need to be logged onto our online maintenance portal. Please note that our maintenance team is working Monday to Friday from 09.00 – 17.00 only. Please note that we have out of hours contact which is for emergencies only. Please call 07446506218 in case of emergency.

Priority Maintenance issues include:

  • Plumbing – no heating or hot water
  • Uncontrollable leak
  • Electrical – total or significant power loss
  • Drainage – blockage leading to sanitation issues.

All the information and the contact numbers of the contractors have been sent to you via BMS. Please contact the office if you haven’t received them.

We are sure that you will use your discretion at this time, please note if the contractors are called out and it is proven not to be an emergency then you will be responsible for the cost.

Before calling out one of these contractors, please check your tenancy paperwork to ensure that the landlord has not specified other contractors or has British Gas cover.
