Whether you are a homeowner looking to rent out your property, unable to sell and need to move, or a Buy to Let investment landlord with one or more properties Belvoir can provide the lettings service you need.

Our services include... 

Tenant Find:

As part of this service we will attend your property to conduct a market appraisal and take photographs and room dimensions; we will then advertise your property via property platforms such as www.rightmove.co.uk and www.belvoir.co.uk. We will qualify all enquiries and arrange and conduct viewings to secure suitable tenants; once suitability has been ascertained we will then carry out reference checks via an external reference provider. Assuming the checks are returned with a satisfactory result we will produce an Assured Shorthold Tenancy Agreement, organise signatures, take initial monies, and we will register the deposit within the required time frame.

For the competent Landlord who is experienced and conversant with all legislation, all ongoing management of the property will be dealt with by you.

 Part Managed:

This level of service includes everything detailed above; in addition we will collect the monthly rent, produce a rent statement and transfer the funds to your desired account; in the event that the rent is unpaid we will pursue the tenant for this payment. We will organize the transfer of utilities into the tenants name, conduct regular property inspections and provide advice on disputes in relation to the tenancy. At a time you wish to end the tenancy we will prepare the appropriate statutory notice.

Belvoir can offer Guaranteed Rent payments should the tenant fail to pay the rent until we have possession of the property.

You will be responsible for overseeing and organising your own repairs and maintenance.

 Fully Managed:

This level of service includes everything detailed above; in addition we will organise and oversee repairs and maintenance.

This is our most popular service level.

 Fees:

Our fee structure for managing property consists of an initial set up fee, plus a monthly management fee with NO HIDDEN COSTS.

Belvoir can offer Guaranteed Rent payments should the tenant fail to pay the rent until we have possession of the property.
