Is There an Optimum Time to Put your House on the Market?

At Belvoir Birmingham Central we’re often asked if there’s a right time to put your house on the market. Research in America has pinpointed 1st to 5th May as the ideal time to make a sale, but does the same hold true for the UK property market? Is there ever a ‘perfect time’ to put your house on the market?

Spring Into Action

Just like in the US, the spring is the favourite season for buyers to look for a new home. There’s a general sense of optimism and, with your garden blooming, your house is ready to make a great first impression.

The end of the school year can also mean parents are much happier about moving their child to a new school. With more new buyers entering the market than at any other time of year, spring is the optimum season for sales.

Summer Slump

Summer usually sees a slump in the housing market as potential buyers jet off for their summer break.

If you’re selling a family home you’ll find that buying – or selling – a property often takes second place to keeping the kids occupied.

Autumn arrivals

Perhaps surprisingly, October is generally a good month to make a quick sale, with buyers looking to get into their new home before Christmas.

With no major holidays to cause a distraction, and the possibility of an Indian summer to show your home off to its best advantage, autumn can offer sellers a window of opportunity. But be quick to take advantage, and be prepared to move with speed, as the market slows down again after October.

Winter blues

Selling houses just before Christmas is a no-no, as buyers’ thoughts turn to the festive season. If you’ve missed the October window, then wait until January when new year’s resolutions can impact on buyers’ decisions to make a fresh start.
