Tenant Find

Full Management 
(the following services are provided, in addition to all of the Tenant Find services)

Tenant Referncing

All prospective tenants are fully referenced by us. If necessary guarantors may also be required.  

Rental Agreement
We prepare a legally binding tenancy agreement, based on current legislation, to suit your particular circumstances. In general this will be for a period of ideally 12 months. At the end of the fixed term a new contract can be signed or it can continue on a month to month basis. This gives you the flexibility to re-occupy the house after the fixed term of the contract is concluded by giving the tenant 4 weeks notice to quit. Similarly the tenant may terminate after the initial period by giving 4 weeks notice. 

We collect a deposit from the tenant to safeguard against dilapidations. The deposit will be registered as required under the terms of the Tenancy Deposit Scheme in Northern Ireland. At the end of the tenancy we will inspect the property and the costs of any repair work attributed to the tenant, will be deducted from the deposit. If required we will deal with any deposit dispute directly with the tenant and the Tenancy Deposit Scheme administrator.

We will be pleased to advise you on the market rent for your property. Rents are payable by the tenant on a monthly basis. You will be paid by us and a monthly rent statement will be emailed to you.

Payment of Utilities
Utilities including gas, electricity, telephone and broadband are usually the responsibility of the tenant.

You are generally responsible for repairs to the property except for any damage or breakages caused by the tenants. Small repairs will be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing with any large scale repairs.
