Yorkshire & Humberside has seen an 5% increase in average rental values in 3 months to June compared to the same period last year, at £642 per month.

Leeds has been named the best big city in England for standard of life according to new research.

Anthony Garbutt, owner of Belvoir offices in Thirsk, Selby and Goole warns "I think its important that while these figures are promising, it doesnt particularly mean we should expect dramatically increased rents immediately."

"Rental index is calculated by averaging the value of rents in any given month. We do however see differing rental values from one part of Yorkshire to the next.  What is more promising to me is the number of lets is actually increasing as we head into the second half of the year. July is traditionally a quiet month but we have noted increased activity in 2016."

"My advice to landlords would be cap rents this year, ensure good quality tenants with a view to slight increments on a 12 monthly basis."
