We’d like to start off by saying that this month alone we are delighted to have won two awards, one being the Exceptional Standard award from the Best Estate Agent Guide 2018 .This places Belvoir Nottingham in the top 5% of all Letting Agents in the whole of the UK.
The other, is the Nottinghamshire Letting Agent of the Year in the Build 2017 Facilities Management Awards. So thankyou to everyone that voted for us and recognised all our hard work! We’re thrilled to add these awards to our portfolio.
So how are we different?
We understand that the lettings industry is a competitive industry and there are many options out there for landlords when it comes to choosing the right agent for them. But here at Belvoir Nottingham Central, we like to think we do things a little differently, so here’s what sets us apart from the rest.
We are a local office, ran and operated by a local, Nottingham based team but we have the added bonus of being backed and supported by a national group. Belvoir is the largest property franchise group in the UK, with over 300 offices in the network, boasting an array of awards.
Our processes, contracts, agreements and systems are centrally owned, scalable and adaptable. Legislation changes on a regular basis so it's reassuring for our Landlords to know that there is a central team at Belvoir focusing on exactly that and ensuring that each local office is up-to-date.
Extended viewing hours
Our extended viewing hours are essential to maximise viewing opportunities for your property. In fact over 40% of our viewings are carried out after work and at weekends and we accompany all viewings to ensure we can use our expertise to let your property.
Belvoir are the only company to provide DVD inventories to landlords, which prove beyond doubt the presence and degree of any dilapidations when tenants vacate a property, whilst ensuring a fair resolution for all parties.
Additionally, we carry out property inspections with date and time stamped images of every room – providing proof of attendance and condition of the property.
We include quarterly visits as part of our management package, which is twice as many as most competitors. We also attend two further visits within the first month of the contract, to iron out any teething issues and a pre-move out inspection to highlight any areas of concern which, if left unattended, could lead to deductions from a tenant’s deposit.
Not only does this lead to less dilapidations at the end of the tenancy but it also leaves less work for the landlord to do between tenancies and offers a greater likelihood of full deposit returns to vacating tenants.
Monthly Newsletter and Industry Updates
Our customers have the option to receive monthly newsletters, in which we cover industry news, news stories, facts and figures from within the industry and also competitions.
We are also able to use our newsletter platform to inform our landlords of any offers, updates and reminders that may be important to them.
For our client’s peace of mind, we are members of The Property Ombudsman, The Safeagent Scheme, Safe Agent Fully Endorsed and we comply with the Tenancy Deposit Protection Scheme. These memberships provide landlords and tenants with an assurance that they will receive the highest level of customer service.
