UK rental yields as a whole

UK Market rental yields for Investors looking to purchase.



Over the last year we have been keeping a close eye on Rental Yields in the Colchester area of Essex, today we have looked a bit further afield and covered some areas of the UK, this has been a market research experiment based on a 2 Bedroom Terraced House for around £140,000 (some areas such as London are based on a high price) Below are our findings here at Belvoir Colchester.

 

 



South England:

Essex - Colchester: 2 Bedroom terrace house with parking will generate a yield of around 5.5%

Kent - Ashford:  2 Bedroom terrace house with parking will generate a yield of around 6.8%

Suffolk - Ipswich: 2 Bedroom terrace house with parking will generate a yield of around 6.2%

Portsmouth - Stamshaw: 2 Bedroom terrace house with parking will generate a yield of around 5.8%

Devon - Plymouth: 2 Bedroom terrace house with parking will generate a yield of around 5.2%

Midlands:

Northamptonshire - Abington: 2 Bedroom terrace house with parking will generate a yield of around 6.4%

Lincolnshire - Lincoln: 2 Bedroom terrace house with parking will generate a yield of around 6.0%

Staffordshire - Uttoxeter: 2 Bedroom terrace house with parking will generate a yield of around 5.3%

Herefordshire - Hereford: 2 Bedroom terrace house with parking will generate a yield of around 5.0%

North:

Cheshire - Macclesfield: 2 Bedroom terrace house with parking will generate a yield of around 5.1%

Lancashire - Manchester (Hulme): 2 Bedroom terrace house with parking will generate a yield of around 6.0%

Yorkshire - Sheffield: 2 Bedroom terrace house with parking will generate a yield of around 5.7%

Durham - Sunderland: 2 Bedroom terrace house with parking will generate a yield of around 4.9%

Northumberland - Newcastle: 2 Bedroom terrace house with parking will generate a yield of around 5.9%

Cumbria - Carlisle: 2 Bedroom terrace house with parking will generate a yield of around 5.5%

London:

Central - Kennington: 2 Bedroom terrace house with parking will generate a yield of around 6.1%

West - Twickenham: 2 Bedroom terrace house with parking will generate a yield of around 4.0%

East - Walthamstow: 2 Bedroom terrace house with parking will generate a yield of around 6.0%

North - Edmonton: 2 Bedroom terrace house with parking will generate a yield of around 4.5%

Wales:

Cardiff - Thornhill: 2 Bedroom terrace house with parking will generate a yield of around 5.0%

Swansea - Uplands: 2 Bedroom terrace house with parking will generate a yield of around 5.6%

Northern Ireland:

County Antrim - Belfast: 2 Bedroom terrace house with parking will generate a yield of around 4.9%

County Down - Newrtownards: 2 Bedroom terrace house with parking will generate a yield of around 5.4%

So as you can see above all the areas have yields between 4% - 6.4% from our research, I am sure that other areas might generate a higher yield and your local Belvoir expert will be able to provide you the yield for your investment. This does show that the rental market is on the up and we will do the same comparison next year to see how the market is looking.

It's not all about no fees, free appraisals, free EPC's as the reality nothing is for free and it doesn't give you sustainable profit on your business investment.
