How to sell your home: 5 top tips

If you’re thinking of selling your home in Solihull, you’re sure to find plenty of interest this spring, with prices on the up and demand outstripping supply.

Before you get an established local agent in to value and market your property, there are a few things you can do to make your home more appealing to buyers and help you to get the best possible price. Here are our top five tips on getting ready to sell this spring.

 De-clutter

Homebuyers love a blank canvas, so start by de-cluttering your property. It’s particularly important to be ruthless in the kitchen, as this is one of the most valuable rooms in the house. Remove any bulky appliances you’ve got lying around and make sure the surfaces are clean and tidy. Once you’ve tidied away any unnecessary belongings, it’s also vital to make your home appear as light and spacious as possible – in some cases this might mean re-painting walls in neutral colours and installing modern lights.

 Fix it

If you’ve lived in your property for a few years or more, then chances are there are a few jobs you might’ve put off. These might seem minor – a cracked tile here or a rusty tap there, but they’re all touches that could make a difference to prospective buyers. Don’t bother with any major renovations unless they’re absolutely necessary, but do a sweep of your property to see what can be fixed quickly and easily ahead of putting it on the market.

 Enhance your kerb appeal

First impressions are crucial when it comes to buying a house, so consider ways in which you can enhance your kerb appeal. At the most basic level, this can mean sprucing up the driveway and front garden, and thinking carefully about your front door. Does it just need a clean, or could you benefit from installing a more modern door entirely? Small touches such as putting a potted plant either side of your front door can make a difference.

 Tidy up the garden

An attractive back garden can significantly enhance your chances of getting an offer from a buyer. Your buyer needs to be able to see the garden as an area for the kids to play in or for entertaining guests, so remove any old or untidy furniture and make the most of the space on offer. You don’t need to bring in a landscape gardener to redesign your back garden – simply mowing the lawn and strategically placing some plants or hanging baskets is a good start.

 Stage your home

Once you’ve decided to put your property on the market, there are some basic ways you can increase its viewing appeal. Pets can be a distraction for buyers, so tidy up anything pet related and try to keep them away from viewings. It’s also useful to make your home smell fresh for buyers – this can be as simple as putting a couple of bowls of potpourri out to give that spring feeling.
