I was doing some research earlier this week when I noticed something very interesting. Despite the ever expanding size of Bracknell, the most and least expensive properties in the RG12 postcode district are only 200m apart. Yew Corner, off of Ranelagh Drive, has achieved the highest sales price over the last two years whilst Mount Lane has achieved the lowest with Yew Corner being almost nine times more expensive. Of course, these will be very different types of property and they are separated by the train line but it can be anomalies like these that may distort your own research when looking to invest in property in Bracknell or to gauge how your portfolio is performing.
It is possible to get statistics to prove or disprove anything you like, just listen to our politicians spout figures that contradict each other on the same subject. However, when it comes to average property prices I prefer to use the median average as it is more representative of the normal market and irons out the fluctuations that can be caused by the extremes at either end.
