From October 2015 it will no longer be possible to serve a section 21 eviction notice at the start of a tenancy and landlords will have to wait a minimum of four months before they can serve a Section 21 notice.
Some landlords and Letting Agents do serve a Section 21 notice at the same time as the tenancy agreement is signed. If the deposit money has not been protected this notice would have been served too soon..
The new regulations will come into force for any new tenancy from 1 July 2020 including tenancy renewals and tenancies which become statutory periodic after that date and will require re-testing every 5 years
