Rental yields in Colchester and Surrounding areas for Investors who are looking for a BTL investment

Last year we produced an article (which can be found here) on rental yields in Colchester and surrounding areas which received a lot of praise from our Landlords and Investors looking to purchase in the area. We have been reviewing the rental sector over the last 12 months and seen a strong increase in rents and therefore rental yields however house prices have slowly increased meaning this is a perfect time to purchase in the area.

We have looked at the same areas as last year and produced a like for like report, Like before we are unable to give you any solid guarantees however the figures don't lie…

For a typical 2 Bedroom House at the moment current yields are looking as follows:

Colchester Town
2 Bedroom terrace house with parking will generate a yield of around 6.0% (Increase of 0.8% on 2015)

Lexden
2 Bedroom terrace house with parking will generate a yield of around 5.6% (increase of 0.1% on 2015)

Myland
2 Bedroom terrace house with parking will generate a yield of around 5.5% (Increased by 1.0% on 2015)

Wivenhoe
2 Bedroom terrace house with parking will generate a yield of around 5.0% (Increased by 0.2% on 2015)

Brightlingsea
2 Bedroom terrace house with parking will generate a yield of around 6.0% (Increased by 0.5% on 2015)

Alresford 
2 Bedroom terrace house with parking will generate a yield of around 4.6% (Increased by 0.3% on 2015)

Clacton-On-Sea
2 Bedroom terrace house with parking will generate a yield of around 5.6% (Increased by 0.8% on 2015)

So as you can see above all the areas have increased between 0.1% - 1% from 2015, this is showing that an investment in the Colchester and surrounding areas is a very wise choice right now, we have a higher demand that normal for property, this means a higher yield and also a longer term tenant meaning your investment is a win win situation.

It's not all about no fees, free appraisals, free EPC's as the reality nothing is for free and it doesn't give you sustainable profit on your business investment.
