Good location with an easy walk or bus ride into the city centre. This one http://www.tspc.co.uk/details.asp?id=114679 looks spacious (apart from the kitchen) and it good condition, though personally I would seriously consider replacing the old windows with double glazed units. I think the improvement in the EPC and the increased likelihood of a quick turnaround would make it worthwhile.
Its being advertised by the Chamber Practice and I think at £44,000 with a monthly rent of lets say £325 (or better) generating an 8% yield it is a good prospect. Not to be sniffed at I think.
