Lettings is about relationships and not a getting a quick fee

WHEN choosing the best agent to let your property in Liverpool there are two considerations.

The first is the minimum requirement that all letting agents should meet, and without which is the subject of much debate in the industry: Are they a member of a professional body most suitably ARLA, the Association of Residential Lettings Agents? This confirms 1) a minimum level of knowledge and experience in the lettings industry, 2) high standards of professional conduct, 3) insurance protecting client’s money.
If the answer is ‘No’ then quite simply you shouldn’t proceed.
If the answer is ‘Yes’, then ask whether the members of staff are members of ARLA and/or receive regular ARLA training.

Assuming your choice of agent fulfils the minimum standards above; the decision to appoint your letting agent should be based on local reputation and standards of marketing.

Will they present your property to its best potential across every different marketing medium to secure you not only the highest rent but the most suitable tenant, and not just look for a quick letting fee?

Will they have the knowledge and genuine career experience to guide you through the various challenges you will meet over the years as a landlord?

And finally, but importantly, do they have a local team with skills in negotiating, marketing, accountancy, property management, building construction, property law, and strong contractor management as well as contractor relationships?

If your proposed letting agent can answer ‘Yes’ to the above questions, then you have chosen the right letting agent to look after both you and your property.
