Take a look at your garden and assess any work that needs doing before you start showing people around. Tend to overgrown grass, fix any broken gates or windows, paint your front door – anything that will improve the look of the building.
Make sure it’s clean
The first thing that people notice when looking around a property is how clean it is. No one wants to walk into a house and see that it’s dirty or dusty – it will put them off straight away.
The kitchen and bathroom are the most important rooms to pay attention to – the tenants need to be able to imagine living there.
Obvious visual signs such as stains and mould are not the only things that you need to look out for, you should also make sure that there isn’t any lingering smells from the previous tenants; smoking or pets can leave a long lasting smell that will put potential tenants off.
Who are you appealing to?
As a landlord, you need to think about who you are aiming to attract with your property. Do you want to attract families? Young professionals? Students? A group of friends? Whoever you choose, you need to make sure that your property will appeal to them.
Families and young professionals might be more interested in the feel of the house, the furniture that is included, and whether the house has internet access and satellite TV.
Internet access will be the number one consideration for students, where as they might not be as bothered about the furniture in the house.
