Landlord Obligations during Void Periods

From time to time, as tenants change within a rental period there can be times when a property sits empty. As a landlord it is important to understand your obligations during this period.

Utility companies should be made aware of the final readings when a tenant vacates a property. Dependent upon the services provider that you have there may be a daily charge for these supplies, prepayment meters generally also carry a daily levy.

Council tax will also be charged at a daily rate to the landlord for any empty periods, and it is again important that they are informed once a tenant vacates.

Dependent upon the void period, there may also be general upkeep of the property to consider. From cutting of the grass to general dusting, there are varying things that may require your attention.

There are several ways to minimise the void period that you may encounter at the change of tenancy. The most important rule to remember, is advertise early. Most tenants are required to give a two month notice period, which allows 8 weeks to advertise, carry out viewings and reference a new prospective tenant. Other factors such as giving a clear availability date, advertise at a realistic rental amount and also ensuring that the check-out and move in process is clear and efficient, all adds towards finding a tenant as soon as possible.
