A new landlord of ours was having a chat with me about their next BTL investment in Ipswich last week, when she mentioned something that played on my mind. When she first looked at BTL she loved the idea of it, working with property really appealed to her. However before she contacted us, she was not really sure of what she was doing - and felt she could not ask a letting agent. She purchased the property with no advice from a professional - other than the agent trying to sell her the house.... 

I was so frustrated - and told her so - which made her laugh as I do tend to get on my high horse when it comes to our service!!

She came to us AFTER purchasing her investment - we found a suitable tenant within two weeks of marketing - and as I said we are now looking for her next investment. The recent discussions we have had, have changed her perception on what may constitute as a 'positive BTL property' and she has changed her search accordingly - something she now wishes she had done with the first one. I focussed on when she might want to exit the investment - how easy it may be at that time - what area could suit her older teenage son in five years time...and of course how a change of financial advice could open up a wider range of property.
