Apparently we are in an 'iphone era', where we used to think a machine would last for years - we are evolving with an 'upgrade each year'. So our views on how long appliances last are changing. We see that daily within our maintenance team - washing machines, dishwashers ... even door handles don't seem to last as long as they used to.
In property investment a similar trend shows through, a BTL property will perform for a time and then comes the need to evaluate and reinvest. I am currently evaluating three landlords portfolios where they know one or two of their properties are no longer performing. Identifying which ones they are, selling them and then finding a better model - this is the bit I enjoy.
Property portfolios are not to be put on the shelf and forgotten about, they must be reviewed and worked on. Whether the investment was by accident or by design, has been through negative equity or experienced capital gain all property values change with time.
