The Three C’s of Renting Out a Property

The rental market is a fiercely competitive place. In Stoke-on-Trent, there are thousands of rental homes owned by lots of savvy investor landlords. So if you have a rental house, what can you do to fill your property faster than your competitor?

Here Sandra Banks, our most experienced lettings negotiator shares some insight on what tenants expect these days. 

Sandra says:

"Cleanliness – it may seem obvious that a property should be clean when being marketed but unfortunately, way too often, this not always the case. In the need to get a new tenant, the property is marketed asap before or after vacation of the current tenant. In an ideal world the vacating tenant will leave the property clean but it is so important to make sure that this is the case. Particular attention needs to be paid to:

 Bathrooms – suites, tiles, particularly grout, bath or shower seals and shower screens.

 Kitchens – Sink and drainer, oven and hob, extractor hoods, cupboards inside and out.

 Windows – Sills and Frames, especially if there is a build-up of condensation mould present.

That brings us nicely to C number 2:

 

Carpets – carpets/flooring needs to be clean and/or vacuumed. There is nothing more off-putting than walking into a property to stained/marked carpets covered in bits.

That brings us to number 3:

Cooker – Majority of tenants have an expectation of a minimum of an oven/hob being provided and maintained by their Landlord. The modern kitchen
now tends to have integrated oven and hob and free standing cookers becoming a thing of the past. This said a cooker in situ is the minimum tenants expect and other white goods a good selling point bonus.

 

As previously stated, to a lot of Landlords these 3 C’s may seem obvious but they can make a huge difference in the renting out of your property.

Personal experience has shown me that during viewings on similar properties advertised on the same block/road the comment of “oh this is so much cleaner/better/nicer, you should see the state of the other we viewed” usually leads to a successful outcome of an application."
