Belvoir Lettings Congleton prides itself on delivering a first class service to both landlord and tenant.  In order to achieve this a comprehensive and robust procedural system needs to be in place.

We always say to landlords that the vast majority of issues associated with letting a property arise at the end of tenancy, more often than not it is that cleaning has not been carried out to a satisfactory standard by the outgoing tenant.  Although we appreciate that moving house is a stressful experience, we educate tenants on the importance of "covering all bases" when it comes to handing a property back.

Under a fully managed service, Belvoir Congleton conducts a thorough checkout report at the end of tenancy that compares the condition of the property to when the tenant moved in.  This report is a detailed document which contains numerous photographs and narrative to support any cleaning or damage claims.

We are pleased to report that we have a 100% success rate when the odd dispute has gone to arbitration under the DPS (Deposit Protection Scheme) ruling.  This is wholly down to the accuracy of both the inventory clerk and the report itself.

This is where those landlords who self-manage become unstuck as they may have not collected the evidence in the required format or have missed key components.

So it is wise to consider having a managing agent look after your property for this very reason, yes it may cost more but it may cost you dearly if you lose the dispute!
