When selling a property, buyers buy space.

The more space you're able to show, whether it be living or storage space, the more attractive your property will be. Sometimes this can seem daunting - we all have those areas we use as storage...when they shouldn't be.
Rooms have too much furniture and you'll find stuff overflowing in every nook and cranny. There's little space for walking sometimes, much less for living.

Garages

Yes - I use my garage for storage...in fact I don't think a car has ever been in the garage! It is chockablock full of unwanted items...our freezer... welly boots that no longer fit anyone.. christmas wrapping paper and a whole host of other junk. But it is MY junk, I might need a pink spotty blow up chair one day. No I have no idea why or what for but JUST IN CASE.
But if I decide to sell, I need to think what will attract a buyer. The garage is huge, once all the 'stuff' is boxed up and labelled (and yes some takes a sad but inevitable trip to Foxhall recycling centre...) I have spent time on moving old furniture around and tidied up - it really looks twice the size. Perception is key, organised spaces look bigger and cleaner. This goes for sheds too - I have four strimmers, only one of which works - a buyer does not need to see my weird hoarding - they need to buy in to what will work for them.

Reception Rooms

Look around your reception areas, does your lounge have your laptop on the couch? Areas have to be easily definable. A buyer wants to see where they will use as a lounge, where they will eat, where they can work. This can be the simplest change but the most effective. Creating defined work/living areas can be just rearranging furniture slightly and showing a buyer that they can just 'fit in'.
Kitchens
If you have a smaller Kitchen - make the most of the space. This is hugely important. If you take one thing away from this article this is it;
CLEAR YOUR WORKSURFACES.
Everyday living means you might have...a radio, salt and pepper, toaster, microwave, utensil pots..plants...kids homework(!) scattered around or pushed to the edges of the worksurfaces. This is an easy fix for most, just place items in cupboards. It will give a clearer impression of space.

Bathrooms

Bathrooms are often smaller, basic areas but there are tricks to make an illusion of more space. If you have bath/toilet mats - take them out and put them in a cupboard. Remove all products/shampoos except for two or three and position them in a corner. It is always advisable to have four or five air freshener tubs throughout the home but stick with basic vanilla scents and one or two should be in the bathroom. If you can rearrange items to be colour coordinated this is even better.

 Decluttering is the process of reclaiming the space in your house from years of collecting and storing. Don't expect the buyers to ignore all this and imagine your house in its clutter-free state, they can’t! Buyers sometimes see dozens of houses in one day and their brains are in overload. Declutter so the buyers can see your house, not your mess.

If you do nothing else to improve the value of your house, at least do this. Remarkably, decluttering is free (it just takes time and elbow grease). When selling a property, buyers buy space.
