My thoughts on lease extensions are always to push for the full 90 years or longer if it's on offer so the issue of lease length never comes up again in your lifetime.
The location is Whitehall Close, which is very close to Uxbridge town centre. Always a bonus! There's an underpass at the end of the road under the Hillingdon Road which puts you two minutes walk from the station.
Initial questions would be the lease of course and parking. The road is residents permit and parking will be available on Whitehall Road, but driveway would be nicer. You need to balance this with the proximity to Uxbridge. Then we would need to consider service charges and ground rent. Normally service charges are less formal in maisonettes but the head lease will be your guide on this front.
Rent will be circa £1150pcm and at £235,000 makes for a good yield of 5.9%. At £245,000 the yield drops to 5.6%. Still a good return.
