Buy To Let Property Review: Two Bed Maisonette, Whitethorn Avenue, Yiewsley

Whitethorn Avenue lends it’s name to the estate that sits in Yiewsley tucked in between the railway line, the High Street and Falling Lane which leads on down to Heathrow.  So yes it’s close to the High Street and the West Drayton station which is a Crossrail station.  2019 is when Crossrail starts to run.

This two bed maisonette is on the market at £250,000. Two beds half a mile around the flat are on the market at the moment at between £1150pcm and £1250pcm.  At £1150pcm the yield would be 5.5%.

Ideally you would want two double bedrooms rather than a single second, but then of course you would have to pay more to get it!

Pet Positive

The garden is a nice benefit, especially if you are open to letting to people with pets which will increase your demand.  Being on the ground floor with a door to an enclosed secure garden is a positive for a dog owner.  You just need to be very clear about what condition you expect the property back from the tenant at the end of the tenancy.  Normally for pet owners this is with a professional clean and fumigation of the carpets.

We don’t notice smells in our own home so it’s hard to insist on this at the end of a tenancy when a tenant doesn’t see the issue.  Better to be clear at the start.

Belvoir Uxbridge don’t sell property, we are lettings specialists, but we do guide people based on our experience as to what might make a good buy to let property investment in the Uxbridge, Hillingdon, Hayes and West Drayton area. We don’t charge for this service but we would like to manage your property or help you find great tenants.
