This two bedroom maisonette is on Rightmove at £185,000. That is not a lot more than we are starting to see one bedroom properties close to West Drayton selling for. This one is further north in The Coppice, off Royal Lane nearer to Hillingdon Hospital. All told it's just under a mile from West Drayton station.
The property comes with:
- Well spaced rooms
- Split level. Personally I like the extra privacy offered by the stairs. Mrs Wasden does not like being disturbed from her sleep if I'm watching television or using the computer at some late hour!
- Garden. Stated as overgrown
I would assume there is work internally required to bring the property up to scratch, parking will be either street or allocated which is worth enquiry. The lease length is 98 years.
In the last few months two bedroom property in the area has been listed for between £950pcm and £1200pcm. The average of those is £1075pcm and to take this down further, I would base out numbers on £1000pcm would make for a yield of 6.5%, a pretty good figure for the local market for a two bedroom property.
I always prefer to low ball figures rather than giving struggling to find a tenant at an inflate rent.
