On the market with a sales agent is this studio flat on Trout Road, West Drayton.  Trout Road is located at the end of West Drayton High Street half a mile from the Crossrail station.  That’s 10 mins walk according to Google (although take a couple of minutes longer and you can walk down by the canal).

 The property should let as the agent suggests for circa £650pcm which is £7,800 rent annually and a yield of 6.5%.

Service charges and ground rent are circa £600 pa. So not unreasonable.  The lease length is good and the property has residents parking, which I always look for. 

The location is strong for local transport.  

The property is based on the second floor.  I often get asked by landlords what floor it’s best to have a property on and tenants don’t seem to have a preference, the condition is more important, although a pent house suite is nice and those with mobility issues would prefer to be on the ground floor so they will have a widest attraction.  

 All in all this looks to be a reasonable studio at first blush.
