This studio has been on the market for a little while and the price's dropped from £110,000 to £100,000.  Now there's an offer which will expire shortly for £105,000.

The pictures show a condensation issue but I always prefer a property with known issues where I can add a little value by in this case tidying the bathroom and sorting a condensation issue in the bay window.

After tidying at £650pcm the property would gross yield at 7.4%.  (Less your refurbishment costs).  If the refurb costs were £5,000 the yield would still be 7.1%.  The property is close enough to be of interest to affluent students of Brunel or singles or couples working in the area.

 It looks to me like someone is going to get a good property for the money.  Don't be afraid of doing a little work to secure a good deal.  Studios at the moment are going for around £115-120,000 in the area.
