Buy To Let Property Review: Studio, Clarkes Drive, Uxbridge

On the market with Haart's is this nice looking Studio flat in Clarkes Drive. I've long been a fan of the location just off Royal Lane as it's close to Brunel, Hillingdon & not far from Uxbridge or West Drayton so appeals to a range of tenants.

On the market with Haart's is this nice looking Studio flat in Clarkes Drive. I've long been a fan of the location just off Royal Lane as it's close to Brunel, Hillingdon and not so far from either Uxbridge or West Drayton so appeals to a wide range of tenants.

Unusually this one comes with two allocated parking spots which is a nice bonus.  

Now the asking price is £160,000 which is £10,000 higher than the studio on the market recently in the area but the condition frankly looks very lettable (is there such a word?).  But always taking a look when buying.

The leases tend to be appealingly long in Clarkes Drive (200 years plus) but service charges are not cheap at over £1000 a year on a studio.  I would expect, subject to the condition following through on viewing, this studio would let for circa £750pcm which would make for a gross yield of 5.6%. 

I don't like over promising but a property like this should let day in, day out.
