The property is outside the Article 4 area so getting the HMO license the current owners have applied for should not be too difficult.  The main hurdle is making sure that the fire safety measures such as mains wired smoke alarms and fire doors are all in place and certification is completed.  Should just add that as an agent we can and do assist in this process, from advice to full project management.

Greatfield Drive is close enough to access the good bus service Hillingdon Hospital receives.and will attract Brunel Students (but will be a secondary choice due to the distance from Brunel) or students perhaps on placement at Hillingdon Hospital.   

At £1800pcm the yield is 6.9%.  On a four bed property this makes for £103pppw so the property needs to be nice inside.  The lack of floorplan and photos from the agent indicate that the property is currently tenanted which is not a bad time to see it!
