Buy To Let Property Review: 3 Bed Flat, Horton Road, West Drayton

Auctions are exciting places, not for the faint of heart.  Coming up for auction at Allsop’s on the 17th December (so you have a chance to go and do some viewings) is this three bedroom flat on Horton Road.  Horton Road runs parallel to the Crossrail line and is not too far from the station.

Although this property is halfway along Horton Road near the industrial estate (it’s close to Tesla offices).  This location is also close to Stockley Park which is a plus.

The owners are Paradigm, who are mostly involved with social housing.  The guide price is £125,000.  Clearly the internal condition needs to be inspected but a three bedroom house will normally sell well in excess of £200,000 (as would a two bed flat).  The current lease is 117 years, so no issues there. I would want to understand the work required internally, room sizes and parking restrictions.

 Auctions sales are made on the day so it’s normal to have completed a legal review work before hand.  

This property could well offer a good long term yield.  A three bed flat was let locally for £1,200pcm in the summer altough that one was advertised with a garden and off street parking.  However that is close to the base rent I would expect.
