Buy To Let - Pershore or Evesham?

A landlord who lives in Cropthorne, between Pershore and Evesham, called to see me the other day to discuss where he should buy his next Buy to Let property. We did a little research and found that the average price of a semi-detached in Pershore is around £199,850, whereas in Evesham the average price for a semi-detached is around £187,500. Considering average rents for a 3 bed semi, Evesham comes out at £746 pcm and Pershore £716 pcm. Evesham would seem to offer the better yield, 11% higher in fact at 4.8% pa compared with 4.3% in Pershore. However, if we look at average house prices (capital growth) over the past 4 years Pershore prices have risen by 10% whilst Evesham’s have increased by 4%. Better capital growth or yield – the decision of every landlord.
