Studying the Local Housing Market
“Prior to launching sales I studied the housing market intently and realized that when it came to choosing an estate agent, local vendors actually had a lot of choice of agents, but not of services,” says Paul Wallace-Tarry, owner of Belvoir Shrewsbury.
“Up until now anyone who had the time and skill to sell their own property was forced to use a national on-line agent. The problem with this is that, although most on-line agents offer a cost-cutting service, they operate on a national level, which means they have limited knowledge of the Shrewsbury area.
“I looked at how Belvoir Shrewsbury could offer vendors more choice, integrityand flexibility. Our bespoke four-tier local sales service does just that.”
DIY – “The first tier of service is DIY, which enables a vendor who wishes to sell a property for themselves to do so, whilst taking advantage of Belvoir Shrewsbury’s comprehensive marketing service. At just £720 including VAT this is very cost-effective as it ensures that as many potential buyers as possible see the property for a small outlay. Instead of dealing with a ‘faceless’ on-line agent, vendors are able to visit our town centre office, talk to experts with local knowledge and personally meet the people who are actively in the sale.
DIY Plus – “The second level of service at Belvoir Shrewsbury is called DIY Plus, which means that as well as marketing, we remain involved until an offer is accepted on and a solicitor is instructed. Our DIY Plus service costs just £990 including VAT.
Traditional Approach – “Thirdly we offer a traditional estate agency service, where we look after every aspect of the sale until completion. What makes Belvoir Shrewsbury stand apart from the competition is our unique fee system. Instead of charging a set percentage we charge £1000 + 0.3% including VAT on completion. This acknowledges the fact that bigger properties cost more to sell – but not that much more!
Personal Service – “Finally we offer a Personal Client service, which is ideal for those clients who require special consideration for a more complex sale or purchase. Fees for this service are negotiated on a case-by-case basis, but are fully inclusive of VAT.
