Widen your scope and get valuations from various estate agents to get a good idea of what your property is worth.

You want potential buyers to walk up the drive already feeling impressed and excited to see more. A potential buyer could be easily put off if they are given a bad first impression, so make sure you do all it takes to create that lasting first impression- spruce up, de-clutter and give your home that kerb appeal.

When potential buyers are viewing your home, it is important you let them wander around freely with the agent. You want them to be comfortable and feel as though they can spend some time looking at each room without any pressure. The best thing you can do is offer them a drink and be ready to answer any questions after the viewing.

Once the offers are in, your next important job is to choose the most reliable buyer. You may not have much choice but safer buyers to consider are those who have already sold their home and are in rented accommodation, chain-free first time buyers, and cash buyers who do not need a mortgage. Other factors that need to be taken into consideration are how quickly you need to sell and whether you have found somewhere to move into yourself.
