...Another good reason to like Aylsham Drive

Aylsham DriveAylsham DriveI was talking to a Landlord recently, who like a number of investors, is looking to buy a property his son can eventually move into, a few years after university.  To meet this landlords needs, the property has to have good transport links and be in a nice area of Hillingdon or Ickenham, increase in value over time and ideally provide a decent monthly return until his sons to move in.

Sounds great, but what if his son has other plans?  Well, then the property may need to be sold to fund a purchase elsewhere. So in addition to location, capital growth and yield I also needed to consider sell-ability.

The number sales in a street gives a good indication of how easy it will be to sell a property. Aylsham Drive tops the list for UB10 with 372 transactions since 1995.

Nestled (such an estate agent word, do excuse me) next to West Ruislip station the road fits with the transport criteria.

Aylsham Drive - From Google MapsAylsham Drive – From Google MapsEarlier this year a one bedroom flat changed hands for £189,950 and that flat could achieve a rent of around £850pcm leading to a gross yield of 5.3%!  This flat had been valued in March 2010 at circa £150,000, so capital growth of £39,950 in four years, pretty respectable.

The right area, good growth, good yield and the ability to sell if necessary?  Aylsham Drive could be worth keeping an eye on.
