To rent a property from Belvoir! Newcastle-under-Lyme you will need to pass a professional reference check. This will usually include a full credit check, previous landlord reference, employment reference and affordability test. Additional checks may also be carried out and vary dependent upon each individuals circumstances.

In order to apply for a property each adult over the age of 18 will be required to complete an application form. A non refundable application fee will apply which will vary depending upon your individual circumstances. The application fee is £170 for the first person, then £80 for each additional adult. (This does not apply to students, please see below for student applications). Once you have been referenced and have been successful you will be required to pay 1 months rent in advance + a deposit which will vary depending upon the rental value of the property. This will be discussed with you prior to your application and is explained on the application form.

Depending upon your individual circumstances, age, employment status you may require a guarantor. If a guarantor is required there is a further application fee of £80 and your guarantor will be required to complete an application form and he/she will also be credit checked and referenced.

There are certain circumstances where we could not rent to you even if you had a guarantor. Full details of the application process can be read on our application form which is free to request a copy of.

If you are applying for student accommodation you will require a guarantor. The joint application fee per student and guarantor is £180.

It is a Belvoir policy that all tenants should take out Tenant Liability insurance prior to moving in. You must provide proof that you have taken a policy out.

Corporate let application fees are £240

A change of tenant during a tenancy will involve a new contract being required, this will in turn mean re-referencing all tenants and guarantors again incase there have been any changes in circumstances, therefore the same fees as above will apply and checks will need to be carried out as before.

After your initial fixed term (usually 6 months) your contract becomes a rolling contract. There is no requirement to sign a new contract, you can simply let it roll on month by month, however if you would like the security of a new fixed term contract then we would again need to re-reference you. This will not apply to student accomodation as contracts will need to be signed for 11 months each time.

If you wish to break your contract early, only if the landlord permits us to find a replacement tenant, once a replacement is found and passed referencing then you may be permitted to break the contract, a fee will be payable if this is all agreed, the fee will reflect that which the landlord would normally pay for our services and will vary depending upon their chosen service

When moving you out of your property a fee of £60 inc VAT will be charged to check you out. Other contractual fees may be incured during the tenancy which could vary but are all listed in your tenancy agreement which is free to take a look at prior to making any applications. Examples are: any letters we have to issue regarding breaches of your tenancy such as for late rent payments, cleanliness, noise disturbance £30 inc VAT, interest charges at 6% for late rent payments, missing a pre-arranged contractor appointment will mean you have to pay the contractors invoice for that time which he/she charges, calling out contractors for items which are a tenants responsibility will mean you have to pay the contractors invoice.  If you do not leave the property as clean as listed on your move in inventory or there are any damages or decoration to be arranged we will charge for our time to arrange this work on your behalf a fee of £30 inc VAT per half hour plus the cost of the work which will be deducted from your deposit. Payments on a card will be charged plus 3% of the transaction. If your rent payment to us bounces back and we are charged by the bank we will charge you £30 inc VAT, missing a pre-arranged inspection £30 inc VAT

Any payments made on card will be charged an additional 3%, bank transfers incur no charges.

All fees are inclusive of VAT.
