The National Approved Letting Scheme www.nalscheme.co.uk
This is an independent licensing scheme for the accreditation and registration of professional letting agencies. NALS members must agree to:
- Meet defined standards of Customer Service
- Be part of a Client Money Protection Scheme
- Have a written Customer Complaints Procedure offering independent redress through an ombudsman
- Have current Professional Indemnity Insurance and have a designated client bank account
These requirements, and service standards, provide protection and security for both the Tenant and the Landlord.

Client Money Protection
Client Money Protection is insurance which protects the money of landlords and tenants against theft or misappropriation by the letting agent whilst it is in their custody or control. This is typically rent or monies held to pay for repairs/maintenance or other necessary payments. Belvoir Lettings Falmouth is covered by this insurance through our membership of NALS and we fully comply with all the regulations regarding client accounts.
The Property Ombudsman (TPO) www.tpos.co.uk
The Property Ombudsman provides a free, fair and independent service for dealing with unresolved disputes arising from letting properties. Belvoir Lettings Long Eaton is a fully signed-up member of The Property Ombudsman.
SAFE Agent www.safeagents.co.uk
SAFE – Safe Agent Fully Endorsed – is a mark denoting firms that protect landlords and tenants money through client money protection schemes. Belvoir Lettings Long Eaton are members of SAFE ensuring that both their landlords and tenants know that their money is held completely separate from the operating funds of the firm.

What we charge
Tenant Find Only - 60% inc VAT of the first months rent (minimum of £360 inc VAT)
Tenant Find & Rent Collecton - Set up fee £282 inc VAT and 12% inc VAT of the monthly rent
Tenant Find & Full Management - Set up fee £282 inc VAT and 15% inc VAT of the monthly rent
If you opt for our Full Management service there is a small additional cost of £21 inc VAT per tenancy to register the property deposit with The Dispute Service (TDS), This is charged at cost.
