Belvoir Weston-super-Mare Landlord fees

SERVICE OPTIONS:

Tenant Find Only:

  • The extensive marketing and advertising of your property
  • Accompanied viewings available six days a week
  • Tenant selection and a stringent vetting procedure including full references taken
  • Preparation of the tenancy agreement and related legal documentation
  • Provide tenant with method of payment
  • Collect and remit initial months’ rent received
  • Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

50% plus VAT (= 60%) of first month’s rent (minimum fee of £330 inc VAT) payable for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy.

 

Letting and Rent Collection:           

  • The extensive marketing and advertising of your property
  • Accompanied viewings available six days a week
  • Tenant selection and a stringent vetting procedure including full references taken
  • Preparation of the tenancy agreement and related legal
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

7.0% plus VAT (= 8.4%) of the rent per month plus £240 (inc VAT) set up fee, deducted from the rent as received.

 

Full Management:                           

  • The extensive marketing and advertising of your property
  • Accompanied viewings available six days a week
  • Tenant selection and a stringent vetting procedure including full references taken
  • Preparation of the tenancy agreement and related legal
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Deposit held with the Deposit Protection Service (DPS)
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Advise all relevant utility providers of changes
  • Undertake two inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

10.0% plus VAT (= 12%) of the rent per month plus £240 (inc VAT) set up fee deducted from the rent as received.

 

 

Other Charges:

Inventory preparation fee (when not fully managed/ let and rent collection):        from £90.00 (inc VAT), Dependent on the number of bedrooms and/or size of the property and outbuildings

Legionella risk assessment from £24.00 (inc VAT)

 Admin involved in the Tenancy:

Deposit Protection legislation (when not fully managed/ let and rent collection) :  £36.00 (inc VAT)

Preparation of paperwork for Alternative Dispute Resolution £120.00 (inc VAT) per hour

Duplicate Statements:              £6.00 (inc VAT) per copy provided

Insurance claim handling fee:  10% plus VAT (= 12%) of cost of works before VAT

Professional hourly rate:          £54 (inc VAT) per hour

Re-signing fee:                         £60.00 (inc VAT) from Landlord and £75.00 plus VAT from the Tenant/s payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

Void management fee:            £60.00 (inc VAT) per week payable four weekly in advance of requirement

 Post Letting Service (Inclusive with our “Full Management” service):

Tenant move out:                     £60.00 (inc VAT)

Inventory Check (including damage report):  £60.00 (inc VAT)

 Cancellation:

Where Full Management or Letting and Rent Collection service is cancelled during the tenancy (including any extensions).  £300

Where applicable charges are subject to the current rate of VAT

 All prices subject to change after two months’ written notice
