Renting From Belvoir! Stone

These notes are intended to give you information and assist you in renting a property through Belvoir Stone. If you have any further questions then please do not hesitate to call the office on 01785 818255.

The property list on our Web Sites is the most up to date list we provide and it is updated daily. If you do see anything that is of interest then please register with us and we will be more than happy to arrange a viewing. It is free to register your details, so please do contact us with your requirements and we will endeavour to meet those requests.

Securing A Property

Once you have found a property that you wish to apply for, we will ask you to complete a Tenants application form and provide us with an administration fee. This fee will cover all the referencing, financial checks, tenancy paperwork and an inventory which are drawn up in relation to the property check out. It also includes end of tenancy references. The administration fee is £165.00 inc VAT for the first adult applicant plus £65.00 inc VAT for each additional applicant. Should a guarantor be required a fee to process that person is £90.00 inc VAT. In the event of more than one application on a property then the Landlord reserves the right to ‘”choose” which application to proceed with. In this instance then the fee will be returned to the unsuccessful applicants. If however you decide to pull out from the proposed tenancy or your submitted information is false then you will forgo your fee. For properties that accept a pet, a non refundable charge will be made, please contact the office for details where applicable.

Security Deposit And Rent

Security Deposits are payable on all properties and will be held by the Deposit Protection Service or The Dispute Service, unless otherwise stated (as in tenant find only properties or company lets). The security deposit is one months rent plus £100 unless otherwise stated (£550 monthly rental value = £650 Security Deposit). On the day you come in to sign the Tenancy Agreement (see below) your security deposit and first months rent will have to be paid with cleared funds, by either Debit Card, Credit Card (f3% fee applies), Bankers Draft or Cash. If you wish to pay by Personal Cheque then we will need to have received it 10 days in advance so as to have cleared funds in our account. Your Security Deposit cannot be paid by debit or credit card, however, but all the other ways of paying listed above can be used. After the property has been let, rent is paid one calendar month in advance and will be deducted from your bank account via a Standing Order.

Tenancy Agreement

At the commencement of the tenancy you will be required to visit the Belvoir Stone office to sign the tenancy agreement that outlines the Landlord and Tenants obligations. All Tenancy Agreements are “Assured Shorthold” tenancies under the provisions of the 1988 Housing Act, with a minimum six-month period. You will then receive the keys to your rental property.

Tenants Content Insurance
All tenants are advised to hold contents insurance. This is to protect you as tenant from theft of your personal possessions, and the fixtures and fittings of the property from accidental damage. A copy of current contents Insurance will need to be produced prior to the commencement of the tenancy, should you not have your own insurance we will be pleased to obtain a quote for you.
